More than just a service
Clearer decisions
We explain the level of inspection in plain terms. You get a better sense of what the property may demand from you next.
Useful detail, not vague warnings
Our Level 3 reporting looks at why defects are happening. That helps you judge the seriousness of the issue instead of guessing.
Practical insight from experienced engineers
We have been in business since 1996. Our practical approach keeps the focus on what matters for the building and for your purchase.
Helping you choose the right survey
Buying a property can feel straightforward until a survey uncovers the bits you couldn't see on a viewing. We help you understand the difference between Level 2 and Level 3 surveys so you can match the report to the building in front of you. A Level 2 survey suits conventional houses, flats, and bungalows from the last 50 to 70 years when they appear in reasonable condition and haven't had major structural alterations.
A Level 3 survey goes further than that; it is helpful if you're looking at an older home, a listed building, a heavily extended property, or a place in Portsmouth where major renovation is planned. Fast Calc Ltd uses clear reporting to show what needs attention before you commit. That gives you a firmer view of likely repair issues, future maintenance, and the questions worth raising before exchange, helping you decide whether further residential or commercial structural engineering advice is needed.

Level 2 surveys
A Level 2 survey is ideal for conventional houses, flats and bungalows built within the last 50 to 70 years that appear to be in reasonable condition and have not undergone major structural alterations. It provides a clear overview of the property's condition, helping you identify visible defects before you buy.
At Fast Calc Ltd, our surveyors carry out a non-intrusive visual inspection of all accessible areas. Fixed floorboards are not lifted, furniture is not moved, and only areas safely accessible during the inspection are examined.
Your report uses an easy-to-understand Red, Amber and Green traffic light rating system, highlighting any defects, urgent repairs and maintenance issues. This gives you a clear picture of the property's condition and helps you make informed decisions with confidence.
Level 3 surveys
A Level 3 survey is recommended for properties built before 1900, listed buildings, older homes, heavily extended properties, or any building where significant renovation or alteration work is planned. It provides the most detailed assessment available for understanding the condition of a property.
This comprehensive survey involves a more thorough visual inspection where, when safe and accessible, our surveyors will lift inspection hatches, enter roof spaces and examine concealed building elements to gain a deeper understanding of the property's structure and condition.
Your detailed report explains not only what defects are present but also why they have occurred, together with recommendations for appropriate remedial work. Where appropriate, it may also include estimated repair costs and timescales, providing valuable information that can support negotiations before purchasing a property.
